What is an Energy Performance Certificate (EPC)?
Energy performance certificates show you how energy efficient your building is, how to improve it, the cost of improvements and advice. The certificates has a rating on a scale from A to G for buildings, A being most efficient.
How is the EPC rating calculated?
The EPC records the size, layout, how a building has been constructed and the way it is insulated, heated, ventilated, lighted and based on the standard use and occupancy of a building. The information for an EPC is produced by using a UK Governement calculation methodology.
New government guidelines!
Recently the government have advised their intentions are to draft regulations to bring the following requirements for EPC ratings of property's as follows:
- properties must have a minimum EPC rating of E at change of tenancy from 1 April 2020
- all rental properties must have a minimum EPC rating of E by 31 March 2022
- properties must have a minimum EPC rating of D at change of tenancy from 1 April 2022
- all rental properties must have a minimum EPC rating of D by 31 March 2025
Do i need an EPC?
Yes you do, is the answer to all of our landlords advertising properties with us. It is a requirement to have an EPC carried out on a property being sold or rented to a new tenant!
