The Scottish Government has today revealed changes to the current Private Rented sector rent freeze restrictions which will take effect from 1 April 2023. From that date, increases of up to 3% will be permitted, where a landlord can show their property costs have increased they may be able to increase up to 6%. This means as agents we can only instruct a rent increase no sooner than the 1st of April 2023.
As agents we will be closely monitoring any further changes to the legislation as The Scottish Association of landlords have now submitted a Petition to the Court of Session in Edinburgh seeking a Judicial Review of the Scottish Government’s rent control and eviction ban legislation therefore the current changes will be challenged.
Enforcement of evictions will currently still be prevented for all tenants except in a number of specified circumstances as far as we have been advised and will be able to provide any of our landlords further information regarding this.
